I live at a newish building 5 minutes from Hunan Lu. it is called Zhong Huan Guo ji. I got it through a Chinese agent and there are a lot of other places for rent here. It is basically a glorified hotel room - bachelor pad all the way with the bed in the middle of the living room. I pay 2800 a month and could not be happier with the condition of the room (modern) and the location. You may want to consider this building as it seems to meet your needs.

I paid half a month's rent to my agent - 1400. The benefit of using one is he will show you 7 or 8 places in the same building or neighbourhood in a single afternoon. If you want to cheat the system (and can speak some Chinese) have some cards with your number on them and slip them to the landlord as you are leaving each apartment. They also do not want to pay their half of the agency fee. If you do this, give a couple hundred RMB to your agent, as he is only paid if you rent the place. Good luck.
